House Rules & Rental Guidelines

To ensure a seamless and enjoyable stay, please review the following guidelines before booking.

Booking & Check-In

The minimum stay is two nights, and the responsible guest must be at least 21 years old. The condo and studio accommodate a maximum of two guests. Check-in begins at 4:00 PM, and check-out is by 10:00 AM. Late check-outs require prior approval.

No Smoking, Pets, or Parties

Smoking and vaping are not allowed anywhere on property or on the lanai. However, a designated smoking area is located across the street. Pets are not permitted, and parties, events, or unregistered guests are strictly prohibited.

Respect for Neighbors & Community

This is a residential community, and guests are expected to respect neighbors and adhere to Waikoloa Village Condo Association rules. Quiet hours are from 9:00 PM to 8:00 AM. Please be mindful of noise levels at all times.

Beach & Outdoor Amenities

To maintain the cleanliness of the space, please rinse off sand before entering the condo. All beach gear (chairs, umbrellas, towels, and cooler) should be returned after use. A gas grill is available in the BBQ area for outdoor cooking. As this is a shared community grill, please clean it after each use.

Care for the Home

To protect the furniture, wet towels and swimsuits should not be placed on any surfaces. Coasters are provided and should be used for drinks on tables. Sunscreen should not be applied inside the property, as mineral sunscreen stainsand will result in additional cleaning charges. If anything is damaged or needs attention, please report it promptly.

WiFi & Streaming

Complimentary WiFi is provided. Guests can log in to their own streaming accounts for Netflix, Hulu, and other services, as cable is not included.

Trash & Recycling

Trash must be placed in designated bins. Each building has its own trash alcove. There is no recycling pickup at the condo.

Pool, Tennis & Golf Access

The Waikoloa Village Amenity Card is required for access to the pool, tennis, and pickleball courts. Guests can also receive golf discounts at the Waikoloa Village Course. For current golf rates, please contact the Pro Shop directly.

Payment & Cancellation Policy

Credit card payments incur a processing fee. Venmo and direct deposit are also accepted payment methods.

For cancellations:

• 60 or more days before check-in: Full refund
• 30 to 60 days before check-in: 50% refund
• Less than 30 days before check-in: No refund
